4Can I approve the tenants myself?

5How do you decide on the rental rate for my property?

6How long will it take to rent my property?
Rental time varies, but we typically expect tenants from 1 to 45 days. Several factors influence this. The key to attracting tenants is ensuring your property is competitively priced and well-maintained.
7How will you advertise my property to find tenants?
We utilize a comprehensive marketing strategy that includes professional photos and listings on major rental platforms like Zillow and Trulia. Additionally, we use social media advertising and targeted outreach to real estate agents.
8How do you handle showings for my property?
We ensure maximum security by offering agent-led showings exclusively. Our team personally conducts all property tours, providing a secure and professional experience for potential tenants. Showings are available by appointment, seven days a week, for your convenience.
9Who is responsible for paying utilities?
Tenants are responsible for utility charges and must transfer billing to their name before occupancy. Between tenants, utilities are in our name and billed to you.
10How can I stay up-to-date on my property's finances?
Transparency is key! Our online portal features monthly statements, invoices, management documents, and move-in/out reports. It also includes your necessary accounting reports, including the annual 1099 form.
11We own the property with several partners. Can we get separate disbursements?
Absolutely! Our software allows for easy disbursement based on pre-assigned percentages, and we can send monthly reports to each owner.
12How do tenants pay & when will I receive my rental income?
Tenants can choose from multiple convenient payment options to pay rent. We deposit all rent into a secure trust account. We also pay bills and disburse the remaining funds between the 6th and 10th of each month.

2What happens when the tenant is late paying their rent?
Rent is due on the 1st, with a 5-day grace period. Following South Carolina guidelines, late fees apply from the 6th, and eviction processes start on the 10th if unpaid.
3What steps are typically involved in the eviction process?
Eviction is a last resort. We strive to collect rent or rectify the situation before eviction. The tenant is responsible for a $55 eviction fee. In rare cases where the tenant doesn't pay the fee, the owner may be responsible.
4What happens if tenants break their lease?
Tenants who break their lease are responsible for the lease-breaking fee (equal to 3 month's rent) to help us re-rent the property quickly.
5How do you handle Security Deposits?
We comply with all legal requirements for handling security deposits. After a tenant vacates, we provide a detailed accounting of any deductions. It may include damages above normal wear and tear and any outstanding fees.
6What happens if there's an emergency after business hours?
We have a 24/7 on-call system with senior staff members ready to address emergencies. Our team will work to fix the problem promptly.
7Will you contact me about repairs?
Our team will contact you for approval on all major repairs. We prioritize addressing emergencies or minor repairs under $250 to prevent further damage.
8Can I use my vendors?
We have a network of reliable and vetted vendors to ensure quality and cost-effectiveness. While we recommend leveraging this network, you can use your preferred vendors. However, if their work does not meet our standards, additional costs may apply for corrections by our vendors.
9Do I need to maintain a reserve fund for emergency repairs?
While not required, we can hold funds on your behalf.
10Why do I need liability insurance for my property?
Insurance is crucial for protection. We require proof of adequate insurance with Southern Dreams Property Management named as additionally insured. Tenants must also have renter's insurance.
11Is it okay for tenants to have pets, smokers, or children?
We encourage allowing pets for faster tenant placement. All our properties are strictly non-smoking to ensure a healthy environment. Families are a protected class, and we welcome them under state and federal fair housing laws.
12Will the property be in the same condition we left it?
You should expect normal wear and tear. While we carefully screen tenants, their standards might differ from yours. We recommend regular maintenance to preserve the property's condition.
